Planning Permission & Permitted Development
Many single storey extensions can be built under Permitted Development (PD) rights, meaning full planning permission may not be required. However, there are strict guidelines that must be followed:
- Rear extensions up to:
- 4 metres for detached homes
- 3 metres for semi‑detached or terraced homes
- Under the Prior Approval scheme:
- Up to 8 metres for detached homes
- Up to 6 metres for semi‑detached or terraced homes
- Maximum overall height: 4 metres
- The extension must not cover more than 50% of the land surrounding the original house
It’s important to note that Permitted Development rights do not apply to flats, maisonettes, listed buildings, or certain properties in conservation or designated areas. Every property is different, so professional advice should always be sought before proceeding.
